I had the pleasure of working with Jim Ruddy and he is a professional who really knows his craft. When it comes to buying or selling real estate, there are many pitfalls that most people don't even know exist, much less how to navigate. Jim and his team bring extensive, local experience to the table. He gave me one is the best pieces of advice. Don't trust the other guy, or the websites. Pay for your own appraisal before you decide on a price to sell, and if your buying outside of traditional funding methods, same thing applies. If you drive by his office, his name is always out front. A top producer and a top producing team. You have to be excellent from beginning to end, day in and day out in order to receive such recognition! The biggest investment most people will make, can't afford to be wasted with anyone but the best. Here's a bit of trivia you can ask Jim and Maggie... Where can I find a home where I don't have to ever worry about a developer coming in and ruining my peaceful surroundings and wonderful landscape? Call them, they know their stuff!

I have watched the Jim Ruddy Team for many years, but I had never seen their marketing strategy up close until my neighbor decided to use them to sell their home. I was actually the one who introduced them, and I was incredibly impressed with what followed. From the professional photography to the coordinated social media launch, their marketing created immediate interest and resulted in multiple offers in less than three days. What impressed me even more was how they handled those multiple offers. Rather than simply accepting an offer and waiting for closing, the Ruddy Team continued working to maximize the seller's position. They contacted all parties, established a clear best-and-final deadline, and encouraged the competing agents to consider strengthening their offers with an appraisal gap addendum. That strategy made a real difference. One buyer included the appraisal gap and ultimately won the home by offering $10,000 over asking price. When the appraisal later came in low, the appraisal gap protected the transaction and resulted in the sellers receiving an additional $5,000. To me, that's the difference between simply listing a home and truly representing a seller's best interests. That's the kind of team I would want selling my home.
